Reckless Scooter Driver! ALERT!

Posted are 2 photos of the scooter-terrorist that ran one of our neighbors off the sidewalk near Tidewater Drive trash bin. 

If you're unfamiliar with this problem, this scooter barrels through DH, primarily on the sidewalks coming off of the gate near Henry St, then exits Cedar St pedestrian walkway. Today he came back.

The Cambridge Police Dept have been notified. The license plate is bogus, so the police have more than one reason to apprehend him. They will be running extra patrols, and have asked that we call them immediately to report any further incident.

Expansion Tanks. Results of Unit Inspections.

On Tuesday, December 15, 2015, expansion tanks were checked in each unit at 900 Marshy Cove.

At least three units were in need of replacement.

Each owner was contacted and all plan to replace their tanks.

Here are some photos of one of the tanks.

It is recommended that these tanks are replaced every 4-5 years.

Here's the schedule of Meetings for 2016.

• Please note that the June 17 meeting is the "Annual Meeting of Members". A member is an owner of a condo unit. At a "Meeting of Members" Owners may be called upon to vote on certain motions that require member votes.

Sentry Management Report (abridged version.)

1. Gates have been working properly with the exception of Trenton St. which fails intermittently. Please report any problems to Sentry. The gate vendor is trying to diagnose the problem,
2. Cedar Street entrance lights have been repaired.
3. Gate Access codes will be modified to curtail non-resident access. Each owner will receive a letter explaining a new pass code system.
4. Fencing on Hayward St, has been ordered but, not yet installed. 
5. Marshall’s has completed the fall clean-up for the community and has aerated and over-seeded the community.
6. The YMCA is being considered to manage the DH Pool. Negotiations are continuing. 

Reported Issues

1. Kids on skate boards returned and have been entering buildings again.  Owners are encouraged to contact the police. (700 Cattail Cove)
2. Homeless man within the community.  The police have been notified and have advised that they are aware of this man and have offered assistance and he has refused.  Cambridge PD has advised that if seen in the community they should be contacted immediately so they may arrest him.  
3.  Commercial Vehicles parking on property, Letters were sent to Owners of units and phone calls were also made.  As of now it seems that they have moved the vehicles off of the DH Property.
4. Some vehicles are cruising through stop signs within DH. The corner near 500 Seaway appears to be a particular problem. 

Financial

1. 2014 Financial Audit has not been approved to date. The Board has some remaining questions.
2. Beazer still owes the DH Master Association $64,016. Our lawyer will be expediting this collectible.
3. A budget letter will be mailed to all owners regarding an increase in the DHMA fees.

Reminder! Tuesday, December 15, 2015: Balcony and Expansion Tank inspection

Starting at 8:30 AM, Sentry management will be examining balcony deck coverings for deterioration.

Water heater Expansion tanks will also be checked for any visible deterioration.

These checks will only take several minutes. Be sure to point out any structural issues that may be of concern.

Early detection of problems will help us avoid more serious damage in the future.

Residents should make a note for yourself as a reminder.

Balcony Deck Inspection, Tuesday, December 15, 2015

Sentry Management has scheduled Shorething Painting and Home Improvement to inspect the balcony deck coverings. Simple repairs may prevent serious water damage to structural members later.  

If flaws are detected, the unit owner will be notified.
