Water heaters? Expansion Tanks?

Our water heaters are nearing 14-15 years old. All water heaters should be considered for replacement before they fail.  Owners are liable for up to $10, 000 of water damage caused by failures originating in their units.

Water damage is our greatest concern.  When replaced, be sure that the expansion tanks are properly pressurized to 55 PSI. This has been the cause of all failures to date.  Ask the installed to write the date and pressure on the tank.

Update: Several water heaters have been replaced in 900 Marshy Cove.

Some have been direct tank-type replacements, cost: ~$2200.

Three have been tankless water heaters: cost ~$5000

They both work satisfactorily, The tankless unit takes up less space possibly allowing some additional closet storage

Original Equipment: A.O. Smith Model Number: GPDT 50L 100

This unit is a 50 gallon potable water heater that services both heating and tap water.

To all owners at 900 Marshy Cove,

The research has been done for you.
Q: What do I do if my water heater starts to leak?
Q: Who is qualified to replace it?
Q: Have they done it before?
Q: What is the replacement unit model number?
Q: What about a tank-less water heater?
Q: How much will it cost?
Q: Is there a way to detect a leak as soon as it happens?
Q: What if I am away?

A Tribute to Shirley Moore

 900 Marshy Cove Condo Association

It is with deep sadness, that we report the passing of Shirley Moore. During her six years as president, she accomplished much toward the betterment of our association.  From 2010 until 2016, she served the association as president and continued to serve on the board of directors until 2020. Under her leadership, the association successfully delivered results improving safety, appearances, and cost management.

Shirley was successful because she cared about our community. She served us well.

We will miss her good company and her warm personality.

Shirley Moore, Past President and Secretary

Some selected accomplishments that were completed with her leadership

  • Beazer installed and paid to have the garage ceiling insulated keeping the first-floor units warmer in the winter and cooler in summer.
  • The BOD was able to hold condo fees except for two increases due to Master Association increases.
  • Landscaping: A sprinkler system was installed in the entry garden and the soil was enriched and fertilized.  Knockout Rose bushes were planted in the parking area garden. A flower garden in the front of the building was established which we enjoy to this day and the marina walkway was lined with hydrangeas and hostas.
  • Security cameras were installed covering all doorways, the lobby, and the garage. The stairwells were upgraded to keypad locks to prevent intruder entry.
  • An amendment limiting the rental units to twenty in our building was passed.  A second amendment limiting ownership to two units was also approved by the owners.  Specific procedures governing condo rentals were defined.
  • A changeover to LED lights in the building’s common areas has saved the Association $6000 annually since March 2015.
  • Annual maintenance included: Carpet cleaning in all common areas, Smoke detector batteries changed, Power washing of garage floors, and inspecting of heater expansion tanks.
  • Our emergency evacuation policy was improved to handle the needs of our elderly and handicapped residents.  An evacuation checklist was developed.  A successful mock fire drill and lunch with the firemen won much praise from the Fire Department.
  • A Residents Committee was initiated to welcome new residents and to give them a contact on their floor.  General materials are given the residents that explain the rules of the building, use of the elevator boxes for communication; formal communications and notices would be found on the box next to the mailboxes.
  • Four chairs were purchase for the lobby to replace the old ones.
  • An Annual Christmas Party enjoyed by residents and promoting a sense of community in the building.
With our heartfelt sympathy to her family,

The Board of Directors & Residents of Marshy Cove
