Cambridge Creek Bridge Closure: March 5-18, 2018

From the Maryland Department of Transportation:

"The Maryland Department of Transportation State Highway Administration (MDOT SHA) will close the MD 795 (Maryland Avenue) bridge over Cambridge Creek to vehicle traffic from Monday, March 5 through Sunday, March 18. Crews from Covington Machine and Welding will replace a gear in the operating mechanism and repair a damaged steel plate on the bridge deck. Marine traffic should be unaffected as the bridge will be locked in the upright position for most of this work.
As you know, this 80-year old drawbridge is a vital link for Cambridge businesses and residents, carrying more than 12,000 vehicles each day and serving our maritime community with more than 8,000 openings each year. It’s the second busiest movable span on our state highway system. While we strive to minimize closures through a rigorous maintenance schedule, repairs such as these are occasionally needed to ensure continued bridge operation and motorist safety. MDOT SHA is performing this work now to minimize public impacts during Cambridge’s busy spring/summer months. Detour signs will be posted; motorists and pedestrians will be directed to Cedar Street during the closure."

Gates and remote openers "Clickers"

For your information and to avoid technical frustration.

By design the gates will not open using a general purpose remote transmitter.
For security purposes. The gates only work with registered remotes.
The code ID number for each Liftmaster remote is entered into the gate control database.

This is how we prevent every Charlie and Matilda from entering our gated community.
Transmitter remotes built into you car cannot be taught to open the gate, nor can they be entered into the database.  Nothing is wrong with your car.

However, The remote in your vehicle can be taught to open for our buildings garage doors. Several folk have done this.  Read your operating manual. Don't ask me.

Hallway Painting moves to the third floor, today

Fourth floor almost done. ---Friday morning, Feb 23.
On schedule!

Doors, ceilings, walls , woodwork, all look fresh and clean.
Just need to clean-up and hang pictures.

Tim and his crew will be moving to the third floor this afternoon.

Smoke Alarm Update: 28 done, 20 more to go.

A letter has been sent to all owners regarding the Maryland law,

Many thanks to the 28 owners that have complied with the law.
20 more to go. The Board of Directors will be seeking 100 % compliance.

On the top of this web page, there is a tab labeled
"Smoke Alarm Replacement Program 2018". The tab provides access to a printable copy of the form for your convenience. You may contract any qualified electrician to do the work.

Some facts:
  • Smoke alarms save many lives every year
  • The unit owner is responsible to replace the interior smoke alarms
  • The current smoke alarms are over ten years old and out-of-compliance per Maryland Law
  • Our unit smoke alarms are hardwired and interconnected and must be replaced wit the same.
  • Unit smoke alarms are not connected to the buildings fire alarm system and will not sound a general evacuation alarm
  • Unit smoke alarms will detect a fire well before the building's system.
  • Only high temperatures of 135 -165 deg f will trigger a sprinkler head and sound a general alarm.
  • The building's system has smoke detectors but only in common areas and will not detect smoke in a unit.
  • A qualified electrician is recommended to select and replace the smoke alarm
  • Eventually the smoke alarms will start to chirp as they become ineffective
  • New smoke alarms have sealed ten-year back-up batteries and hush buttons
Protect yourself, your tenants, and your neighbors. 
Attend to this matter as soon as possible.

Hallway Painting Project at 900 Marshy Cove

Hallway Painting Begins
on Monday, February 19.

and work his way down to the first floor.

900 Marshy Cove Pet Registration due before March 31, 2018

To all Pet Owners at 900 Marshy Cove,

Since 2009, 900 Marshy Cove has had a standing pet policy.  The policy requires that all pets be registered annually and meet standard health requirements.  Pet owners are also expected to maintain control of their pets to ensure peaceful co-existence with all residents.  The annual fee supplements our annual budget for cleaning and landscaping.  Dog Walking Stations are also made available through contributions to the Master Association.

Fees
The initial registration for each pet is $50.  A special renewal fee of $25 is offered to all that have registered in 2017. 

Penalties
Those pet owners that have failed to register their pets by March 31, 2018, will be assessed $100.  The assessment will be charged directly to the unit owner’s account.

The pet policy has been mailed to all pet owners and is available on the 900 MC blog site.  Please return the completed registration forms with remittance to the Sentry office before March 31, 2018. Forms may be submitted by mail or by visiting Sentry’s office at

Elevator Power Savings October- 2015 -2017

Elevator Mode Change
A little change can make a difference. On October, 3, 2016, the elevator mode of operation was changed. If you recall, the elevators always returned to the lobby level.  When the elevator was called to an upper floor, power was consumed to pump the hydraulics each time: a lot of empty trips.

Since October 2016, the elevator stays at the floor last called. That eliminated the unnecessary up-and -down which used power.  Here's the net result comparing the before and after.  Quite frankly, it is a surprise that it is visible given seasonal effects of people and weather; but, when compared to data before 2015 and since then, there is a statistically significant change in power consumption.

Bottom lines:
7083 KWH less over the first 12 months  or a 14.7 % reduction in energy consumption

The results was a $637 reduction in costs or 10.3 %.
The cost reduction percentage was less than the energy reduction percentage due to rate changes.
