Out of the darkness and into the light

To all residents at Deep Harbour,

It is my distinct pleasure to announce all street lights in Deep Harbour are working. Coulbourn Electric just finished replacing the last of the burned out bulbs this morning. They installed a total of 33 new bulbs. That leaves us a stock of 17 for future use. There may be a few of the original LED bulbs left in the community but there can’t be many. None of the previously replaced bulbs have burned out to my knowledge.

From this point forward if anyone sees a street light not lit, please let me know. I keep a pretty close eye on them when walking the dogs but I don’t always see them all.

Special message for 700 Cattail Cove and 900 Marshy Cove

Expansion Tank failures

I apologize in advance for  “too-much-information”; but, this is conclusive.
Working with Mid-Shore Plumbing, the cause of expansion tank failures has been verified.
The tanks have three major parts.
*The upper hemisphere
*The lower hemisphere
*The Rubber bladder
The upper and lower halves are separated by the expandable bladder.
If not properly pressurized, the bladder stretches and breaks allowing the water to fill the upper half. 
The lower half interior is glass lined which prevents rust.
The upper half is unprotected steel which rusts when exposed to water.
It is possible that many bladders have failed immediately after installation.
Mid-shore Plumbing cut this tank in half to see what is happening.
Even thought the tank has not rusted through and leaked, it has failed

Looking toward the lower half it can been seen that the black bladder is torn.
The bladder is attached at the middle of the tank.
It is designed to keep the water below and expand if necessary.
Note that the lower half shows no rust inside since it is glass lined to prevent corrosion.
The upper half was exposed to water and is rusting.
It may take many months to finally leak.
This tank looked perfect from outside.
The welded seam is where the upper and lower halves are joined.
The indent is where the bladder hoop is attached.
Bottom line: Even of properly installed, replace every 4-5 years.
Make sure your installer pressurizes the tank to match the water pressure in your unit.
Pressures vary from floor to floor, 
(900 MC 4th floor was 45 PSIG.)( 700 CC, 2nd floor, 55 PSIG.)
A simple check to see if your bladder is broken:
Unscrew the blue cap on top of the tank.
Push the air valve button quickly.
If water squirts out , the bladder has definitely failed.

Elevator Safety Featured Added

Schindler Elevator just concluded installing and testing the power failure rescue feature.
This feature will prevent entrapment during a power outage.

***
During 2016, we experienced six power outages each lasting 30–90 minutes.
If you recall, last June at 700 Cattail Cove, a resident was trapped in the elevator for 45 minutes.
At 900 Marshy Cove, a resident, missed being trapped by 30 seconds.

How the rescue feature works,
Upon a power failure, the controls switch to battery power.
Next, the hydraulic valve is energized to allow gravity to bring the elevator safely to the lobby level.

Upon reaching the lobby, the door open and stays open until power is restored.

Harriet Tubman & the Songs of Freedom May 20
Acclaimed jazz musician Marcus Shelby performs original music inspired by Harriet Tubman’s life with a performance May 20 at 7pm at Layton’s Chance Winery in Vienna, MD. He also performed to rave reviews as part of the Tubman Centennial in 2013. DETAILS

Tubman Conference draws scholars, 'Underground' star, and more May 18-21 
The Harriet Tubman Underground Railroad Conference will be held in Cambridge, Maryland (a few miles from where Harriet Tubman lived) May 18-21. The event will explore all aspects of the Underground Railroad in borderlands — both literal and figurative. For scholars, site stewards, researchers, student artists, and enthusiasts from across the nation. HIGHLIGHT: Actress Aisha Hinds and the creators of the WGN hit TV show “Underground” will present a session at the conference. DETAILS

Winery creates wine honoring Tubman
Just released! Our local vineyard and winery, Layton's Chance Vineyard & Winery has created "Freedom," an off-dry blended red wine from grapes that were native to the area during the Harriet Tubman era. $5 from every sale goes to the Harriet Tubman Underground Railroad Visitor Center. Pick up a bottle at the winery in Vienna, MD -- just a few miles from Tubman once lived. 


Celebrate what's new at the Dorchester Visitor Center May 8

Help us kick off a new tourist season on Monday, May 8 from 5:30 to 7pm at the Dorchester Visitor Center. The event will celebrate the new Welcome Sign created by Cambridge Architectural using revolutionary technology, the new “Ode to Watermen” mural created by local artist Michael Rosato, and the visitor center’s recent facelift that included replacement of the elevated walkway and fresh paint. Cambridge Farmers Market Opening

Burning of the Vines
