900 Marshy Cove Resident Selected By Cambridge Main Street





Local photographer Jameson Harrington has been selected to be the first photographer to showcase work on Cambridge Main Street's new website, which will be unveiled at its annual fundraising Spring Fling fundraising event on April 9 at the Choptank River Golf and Events Center. Lisa Krentel has completed four paintings reminiscent of Hubble Telescope images, and they will each be auctioned off at Spring Fling. Several artists have stepped up with original pieces, and they can only be gotten in our live and silent auctions, which will also showcase amazing trips and one-of-a-kind experiences from your favorite downtown businesses.

The group has also amassed a collection of jewelry, photography, and clay art pieces from accomplished local artists including Ann Geiger, Linda Starling, Theresa McFadden and many others.

Lisa attends all of our 900 Marshy Cove Meetings recording our meeting minutes.
Ann is a full time resident owner at Deep Harbour.

This will be the 
5th Annual 900 Marshy Cove Rockfishing Trip.
We will be fishing the Chesapeake on Excalibur with Captain Perry.  The boat leaves the dock at 6:00 AM from Kentmorr Marina in Stevensville on Kent Island.

(We are also considering fishing out of Ocean City this summer.)

Beazer Homes has contracted Delamarva Insulation to install insulation above the drop ceilings in Cattail Cove and 900 Marshy Cove.

The estimated cost is approximately $6000. All of which will be paid by Beazer Homes.

700 Cattail Cove is scheduled for the week of March 21.

Garage Parking will be restricted during the days of installation.

Your building's association and Sentry Management will notify the residents of temporary changes to parking arrangements.

Ballots for By-Law Amendment,

By now, all owners should have received Ballots and Proxies for the proposed By-Law amendments. Your votes will determine the future of 900 Marshy Cove.

These amendments will limit the number of rental units and protect the Association from bulk buyers. Limiting the number of rentals will protect the re-sale value and insure financing by FHA, VA, FNMA(Fannie Mae), and FHLMC(Freddie Mac.) 
*
The mailer sent to each owner contains five pages and a stamped, addressed envelope for convenience. Please sign the two green pages which are the proxy and ballot and mail them in the provided envelope.
*
Help all of us by submitting your vote as soon as possible.

Definition of Established Condominium Project:

• Project and related facilities is complete and not subject to additional phasing, AND
• At least 90% of the total units are conveyed to unit purchasers other than the developer, AND
• Unit owners control the homeowners association

In addition to the project eligibility requirements in Guide Section 42.2, if the mortgage does not comply with the eligibility requirement for streamlined reviews in Guide Section 42.4, the mortgage must comply with the following requirements:

• All units, common elements and amenities are complete
• There are no manufactured homes in the project
• Owner-Occupancy Requirements:
- Primary residences and second homes: no owner-occupancy requirements
- Investment properties: at least 50% of the units in project are occupied as primary residences or second homes
