SEAFOOD FEAST-I-VAL

August 13 @ 1:00 pm - 6:00 pm

Enjoy this all-you-can-eat feast at the 35th annual Seafood Feast-I-Val with live entertainment, craft sales, door prizes and displays. Duct Cleaning Complete

On Thursday, July 28, 2016, the common area ventilation ducts 
on each floor were cleaned by a professional service company.  
Bird nests and other debris were removed from the ductwork.  
To prevent future entry, the ducts were covered with wire mesh.

Garage Cleaning: MARK THE DATE: Tuesday, August 9, 2016

On Tuesday, August 9, 2016, the garage floor will be scrubbed. We are optimistic that the environmental friendly cleaning process will remove or minimize the stains that have accumulated over the years.

>Work will begin at 8:00AM
>Please remove your vehicles from the garage for the day. 
>Please remove your shopping carts and any loose items so that we can clean all areas.
>Bicycles in the rack can remain.
***
After the garage cleaning is complete, carpet cleaning on the resident floors will begin.  
Dates to be announced
Pet stains and garbage bag drippings seem to be the main source of stains.  We ask that you take all precautions to prevent future stains.

What's happening in our building?

We have been confronted with multiple challenges this year.
As we begin the 3rd quarter, it is time to gear up and get though our highest priority projects.

Sentry and the Board of Directors will be making every effort to complete these objectives well before the next regular meeting. Clearing the table of lingering problems will enable us to get on with the longer term projects described in our Reserve Study.

 High Priority Projects:

  1. Roof repairs- funded
    1. Exterior roof leak repaired on June 7.
    2. Repair interior ceiling of condo below leak
    3. Repair missing fascia capping on north side peak
  2. Deck repairs- 
    1. (Survey completed in December, 2015)
    2. Collect bids for “glue down” and begin work on selected decks
    3. Collect bids on edge replacement, target price $1000-$2000@ for worst cases
  3. Vent Cleaning*- funded
    1. Purchase Order sent on 6/16/2016
    2. Complete work by July 31
*Birds entered a ventilation duct on the first floor, built nests, and died after being trapped. The ducts will be cleaned and the exterior vent covers will be sealed to prevent entry.

Projects:

  1. Garage deck cleaning- special industrial cleaning to remove stains
    1. Bid received, reference needed.
    2. Begin work asap
  2. Carpet cleaning 1-4 floor hallways
    1. Bid received
    2. Begin work as soon as garage deck cleaning has been completed.
  3. Elevator Controls- Rescue- Recall function* - non-budgeted
    1. Bid received from Schindler for controls
    2. Need bids from electricians.
    3. Final approval of installation costs and service contract required.
*Rescue-Recall Function: currently our elevators will cease to operate when there is a power failure. At 700 Cattail Cove, a resident was trapped in the elevator for 45 minutes until power was restored.  One of our residents stepped off the elevator 90 seconds before the power outage. Adding the R-R function will bring the elevator to the lobby level and open the door safely.
