May 2018- May 2019 Accomplishments
·         Landscaping: Multiple plantings on the north and south side of 900 MC/
·         Painting: hallways,  lobby, storage areas, and garage doors
·         Access control: Installation of call box and residents’ fob keys
·         Decks: All deck edges have been sealed
·         Copula: repaired after wind damage
·         Unit smoke alarms: All units have replaced their smoke alarms to meet the MD 2019 law.
·         Insurance: Successful cost management of policy
·         Reserve Study: completed and reviewed for 2020 budget
·         Housekeeping & Maintenance Committee: established to better manage cleaning & repair services.
Current Projects:
·         Hallway carpets: New carpeting will be installed providing cost and design issues are resolved. The final plan will be scheduled for discussion at the Annual meeting. Estimated cost: $28,000-$33,000 to be funded by reserves. Met with the vendor, March 21. Custom color samples will be developed.
·         Master Key and Fire Marshall: all unit locks must unlock with the master key in the fireman’s ‘Knox Box’.  All affected units have been resolved as of April 5, 2019. We will check this annually.
Future projects:
·         Landscaping & Gardening:  $3500 is budgeted for future plantings in 2019 and maintenance of the gardens surrounding 900 Marshy Cove.  A letter was submitted to the DHMA to remove tall grass plants along our parking lot.
·         Unit Inspection Program: We are working with Sentry to develop a unit inspection program to check on HVAC, decks, expansion tanks and other maintenance items for the unit owners. No progress to report at this time.
·         Power washing of exterior and caulking: scheduled for March- April 2019. Sentry is currently soliciting for bids.
·         Power washing of garage: April- May.
·         Lobby: Ceiling lights have been subject to failure. Estimates for conversion to LED’s will be sought.  Rugs in the lobby have been cleaned.
·         Painting of Stairway floors: need a recommendation for gripping surface paint
·         Security cameras: repaired 4 failed cameras with higher resolution models. Upgrade of video recording device is under study. 
Other Issues:
·         2020 Budget: The 2020 budget will need to accommodate possible repairs to our dry sprinkler system. The pipeline has continually produced air leaks.
·         Insurance: Insurance rates have increased, but, within our budgeted amount.
·         900 Marshy Cove Reserve Study: The preliminary version calls for significant increases in our reserve contribution. The treasurer and the president have reviewed the plan and will recommended a reasonable increase. Formal announcement with September budget proposal.
·         Pets & Pet Committee: All known pet owners have complied with the 2019 pet policy.
·         Advisories: A revised Information Booklet has been posted on the 900 MC Blog site for 2019.  Elevator notices and blog posts advising tenants and owners on maintenance issues and other helpful messages will continue to be posted. Internet links: These sites will provide information about our community.

Deep Harbour Master Association
·         The YMCA will be renewed to manage the pool in 2019. Great reviews in 2018.
·         A letter to remove grass plants along parking area has been delivered to the DHMA BOD.
·         A new gate code has been activated. Residents are encouraged to have visitors use the call-up feature rather than passing out the code.  Sentry is actively updating the database in the gate call box. Residents should use remotes available which are available at Sentry’s office. Bollards have been installed to protect gate motors.
·         Gates and fencing improvements have been approved to better secure and privatize Deep Harbour. Project to be completed by March 31. 
·         A DHMA Pet Policy is has been circulated to the membership. Notices have been placed on doorknobs of the townhouses.
·         DHMA has had conversations with the city regarding the planned Riverwalk. The city plans to move forward with the construction despite our resistance.
·         The Cambridge Police Department has increased surveillance of our property.
·         Sentry is seeking bids for the seal coating of our streets.
·         Sentry is seeking bids for the power washing of Deep Harbour. Each sub will be billed separately.
