My notes from the Board meeting of November 13, 2010

These are my personal notes. Don't confuse them for minutes.

  • There was some confusion on starting time of the meeting. It started at 10:00 AM as posted in the elevator. There was some correspondence that posted 11:30 AM for the start time. That didn't impact much since only two non-board member attended.
  • A member of the Cambridge City Planning Commission discussed the Beazer plan for the remaining building sites. Townhouses will be built. They were very concerned about the aesthetics of the buildings, parking, and safety access.
  • The Board approved the budget with minimal discussion. Most changes in the line items reflected actual expenditures from 2009. the net affect was no change in the totals for 2010. No change will be made to the current condo fees.
  • The board will be soliciting opinions on a proposed improvement to the door entry security system. A electronic fob system is proposed. This will definitely bring discussion at the next meeting in January.
  • Elevators, fire extinguishers, and HVAC have all been inspected and serviced.
  • Fire alarms: annual testing on Tuesday, November 16.
  • Master plan: Beazer will be buying covers for the pools. Marina water has been shut down and pipes winterized.
  • A new landscaping company, Lasting Impressions, has been contracted for 2010.
  • The Holiday Party has been set for December 11. The planning committee set to meet on Sunday, Nov. 14.
  • Next Board Meeting is planned for January 8, 2011, at 10:00 AM.

What the heck is a fob?

What is a fob?
Someone asked me what a FOB was. Here's a photo. A fob is a key ring token that contains a electronic circuit and radio transponder. When the fob is within a short distance of a reader, it transmits a number which identifies the holder and unlocks the door.

Each fob issued has a unique number. If lost, the fob number is deactivated and the holder can receive a replacement fob with a different number.

In contrast, lost keys usually require replacement of the locks to maintain security.

My response to the 'letter to the editor.'

Dear Reader,

I don't publish everything that people send me for various reasons. (I'll post this comment for you.)

I never meant to imply that the card or fob access system is a done deal. I was only listing current issues.
Thus the title "current issues on the table".
At the last meeting on November 13, the board discussed it one more time.

As I understand it, the plan is to send a mailer and to invite opinions. Actually, I not sure if a vote or referendum from the residents is required. The board may be able to decide itself. My understanding is that the board must announce that it intends to vote on an issue but need not take a referendum on all motions. I'll have to pull out the bylaws to be sure of the protocol.
In any case, the next board meeting is the place to express our opinion on the issue.
I have confidence that the board will defer to the prevailing opinion.
January 8, 10:30 AM is the next planned meeting.

Regarding the security system, personally, I think that it would be money well spent.
I will try to publish some technical information on it so we can better understand how it works.

Regarding the gates, yes, Beazer has control. I don't know what to say about it.

Reminder, Fire Alarms to be tested on Tuesday, November 16, 2010

As part of an annual inspection, the Fire Alarm System will be tested on Tuesday, November 16. You should hear an audible alarm. There will be no need to evacuate; however, listen carefully so that you will recognize the signal in an emergency.
For part of the testing, the elevators will be out-of-service. Wait 15 minutes and try again.

Remember, in a real fire you will almost always hear the evacuation signal well before you see or smell smoke. In some cases there may be dangerous gases present.

Rule 1: Get out of the building.

This is also a good time to familiarize yourself with the exit paths from your unit. Mentally rehearse your egress or take a walk to your nearest exit.

Everything Else at 900 Marshy Cove

A lot of stuff gets discussed and sometimes resolved.

Here a list of some of the latest issues on the table.
  • Security: card or fob access for front doors to replace the "MAGIC NUMBER" access system. (The front gate code was changed in June. Please don't give it to the pizza delivery man.)
  • As long as Beazer has control over the Master Plan and has a sales office on site, expect the gates to be open during the day: 10 AM-6PM
  • There have been several complaints of birds getting into the dryer vents and vents from bathrooms.
  • A Drip line for the flowers in the front of the building instead of a sprinkler.
  • The building carpets will be scheduled for cleaning by Stanley Steamer.
  • Emergency lighting: went off after approx 15-20 min; but, they should have lasted between 1-1 ½ hours. The warranty may cover some of the replacement cost. New 8 hour Emergency lights will be installed in key areas. (Keep a flashlight handy anyway.)
  • QEI Elevator Co. will be inspecting the building’s elevators as required by Maryland State Law.
  • COMANCO has a web site for Residents. You can access you account and key notices. a letter giving you your access information was sent several weeks ago.
  • Christmas Party: The board is looking for some organizers.

If you look at the the empty lots at deep Harbour, you will see new signage advertising "Lots for Sale".


The word is that Beazer has not received final approval for their proposed plan for townhouses on the remaining sites; but, the sales process is in motion.

One of our residents has been watching this and reported the following. (dated August 15, 2010)

"Good news. Beazer's new development plans did not pass. City planners were all over them on the poor quality of the townhouses and the poor designs. They finished with that they had been satisfied with the present town houses and were not going to approve a dumb down version so that Beazer could get out of town. Jeff Hurley, the fire chief, comments on the development plans were devastating to Beazer on the deficiencies present..He even commented on the width of the streets that did not allow for street parking. In other words, they were sent back to the drawing board. In the end, they asked that a decision not be made at present. They said they would correct the problems and come back."
THE BULLETIN BOARD IN OUR GARAGE HAS AN APPROVED COPY OF BEAZER'S DEVELOPMENT PROPOSAL FOR DEEP HARBOUR. IRONICALLY, IT LOOKS THE SAME AS THE ONE THAT WAS DISAPPROVED BY THE CITY BACK IN JANUARY 2010. No apparent corrections!
QUESTIONS: (1) WHAT ABOUT THE ILLEGAL, SUBSTANDARD ROADS THAT THE FIRE CHIEF DIDN'T LIKE? DOES STA KNOW?..... No Apparent changes!
(2) WHAT HAPPENED TO THE LUXURY WATERFRONT DEVELOPMENT THAT THE CAMBRIDGE CITY PLANNERS, THE CITY COUNCIL, AND OUR MAYOR WERE SUPPORTING BACK IN JANUARY? ...... Not evident again in the new submission.!
(3) WHAT HAPPENED TO BEAZER CORRECTING THE PROBLEMS?
(4) WHERE ARE THE FLOOR PLANS, THE ELEVATIONS, ETC. THAT TYPICALLY ARE SUBMITTED TO A PLANNING BOARD OR BUILDING DEPARTMENT?
(5) HAS BEAZER DONE IT AGAIN TO US? DEEP HARBOUR IS SUPPOSE TO BE A GATED COMMUNITY (that we are paying for even though the gates are always open) AT THIS LUXURY WATERFRONT COMMUNITY...
(6) WHAT EVER HAPPENED TO THE 'ENVIRONMENTAL IMPACT STATEMENT' REQUIRED OF BEAZER BY THE CITY?
(7) NORMALLY, THE LOCAL NEWS PAPERS WOULD RUN BIG HEADLINES ON SUCH A LARGE FINANCIAL WIND-FALL (for the high-taxes that is) APPROVAL, YET THE PRESSES ARE QUIET........
BACK IN DECEMBER OF 2009 BEAZER CIRCULATED FLIERS THAT OFFERED THE TOWNHOUSES AT A SALE PRICE OF $149,990. SINCE THEN WE HAVE SEEN THE PRICES CRAWL UP TO $159,990.
THAT'S NOT LUXURY WATERFRONT PRICING. A MARKET ANALYSIS OF CONDOS ALONG CA TO ME!
IS IT THE WATERFRONT OR IS IT THE OLD FISH? WHICH EVER IT IS, IT STINKS!"

Restaurant recommendation - Italiano!

"Highly recommend La Bella Pizzeria (1721 Race Street, Cambridge - 410-221-8082)
We found La Bella Pizzeria this past year, and trust me, since we're Italian, it passes muster!
The eggplant parmigiana is out of this world -- not breaded either. Salads are generous and tasty. And, you can buy pizza by the slice or order your own to eat-in or take-out. Gourmet, thin napoletano or square thick sicilian pizza. Toasted panini and stromboli, calzones and other entrees such as fettuccine alfredo, stuffed eggplant, baked manicotti, lasagna, etc. Whole wheat pasta available upon request.
There's much more on the menu, and I left a few downstairs this weekend. Not limited to Italian cuisine as you can get a steak, hoagies, burgers, wraps. Check out the specials that change daily. Have a cappuccino or espresso as well.
Not to forget the kids: There's chicken tenders, spaghetti and meatballs, and cheese ravioli if the kids don't want pizza.


A former Baltimore chef started this restaurant here in Cambridge. Everything fresh. He bakes rolls and breads, and makes desserts such as tiramisu and cannoli. The atmosphere is basic, but the food delicious and price wise, very reasonable. The eggplant parm with spaghetti comes with small salad and bread, costing $11.99. Incredible. And it's truly two meals worth unless you like huge portions (which they are for some).

Right now, I think delivery is only for businesses and for orders over $30. But you can call ahead and then pick up/take out.

We love it! Try it out 'cause when there's a new place you really like, you have to promote it or patronize."

Now that's a recommendation!

"I received notice today that the insurance at 900 Marshy Cove is due on September 22 and need to get a copy of the renewal or new insurance provider information sent to my mortgage company. I checked the Comanco web site to see if there was any on formation there regarding our insurance but there’s nothing posted. It would be nice to have the policy posted here for downloading so it can be sent/faxed to our mortgage holders."

Comanco's response:
"You can obtain the info by contacting Kurt Riehl with State Farm. You will get this letter every year from your mortgage company what it is renewal time. Call 410/228-1358 and ask for a certificate of insurance for 900 Marshy and they will send it to you."

Wasting Water: DrIp, Drip, Drip

If you hear a dripping noise at night and have checked your faucets, that dripping may be your toilet tank leaking. It is unusual for new fixtures to begin leaking in less than two years; however, I found both of my toilet tanks leaking. The cure is simple. Replace the flapper in the tank.
The flapper is the part that the chain pulls to allow the water to flow into the bowl.
On a closer look, I noticed that both flappers were warped on the sealing edge permitting leakage. Since we all have the same fixtures, it is probable that others will discover leaks as I did. How do you know if it’s leaking?
One way to detect the leak is hearing it. The sound will keep you awake at night with worry that a flood is eminent: a dry version of water torture.
Another sign is the occasional inrush of water as it opens the water valve to replace the lost water.
A more scientific way is to shut the water valve that supplies the water to the tank. Turn it off for several hours. (Do not flush the toilet or you will have to start over.) If the tank is empty or lower, you are loosing water due to a poorly sealing flapper. What to do?
Hire a plumber or find a friend that is handy. This is a ten minute job. Going to the hardware store will take longer than the fix.
Do it yourself. Go to that hardware store and buy a flapper replacement kit. It’s a good idea to remove one of the current ones and take it to the hardware store to get a match. Almost any one will work. Personally, I’ve always have had good results with Fluidmaster. Ask the hardware guy if you aren’t sure.
Replacement:
Do one toilet at a time. Just in case a situation of need arises. Also, you can use the other unit as a model while working.

Step One: Remove the tank lid carefully and place it in a safe spot away from your work area - not on the toilet seat. If you drop it, you may need to replace the entire toilet. (Been there, done that!) Close the inlet or “shut-off” valve at the tank. Flush the toilet to empty the tank. Remove flapper and chain from the tank. They are often dirty and black to the touch so use a paper towel or cloth to hold them. The chain can be unclipped from the handle arm. Make note of the chain length and operation of the flush handle.

Step two: Go to the hardware store. Buy two kits. You only need the flapper assembly. Most times the floats are OK. It’s your decision otherwise. ACE is my favorite. True Value, Lowes, Home Depot, and maybe Wal-Mart all have the parts.

Step Three: Figure out how to fasten the flapper so it hinges freely. The kits usually give you a few extra parts to accommodate different manufacturers. See the included photos to see what worked for my fixture. Most of us should have the same fixture.
The ring part on the right was not required for my model.

Step Four: Adjust the chain length. OK, this is where your old part can help. Measure the chain length and clip it so that the action is the same. The chain needs to be just long enough to allow the flapper to close. Try the handle to see if it opens and closes freely.
Step Five: Open the shut-off valve. Wait for the tank to refill. Flush several times and watch to make sure nothing is sticking, binding or tangling. Replace the tank lid. DONE!

Max Myers Electrician: This guy is good!

One of our readers, G.M., recommended Max Myers for his professionalism as an electrician.
We hired Max to add some light fixtures to kitchen area.
Over the counter, he hung three accent lights.
On the Kitchen ceiling, he mounted a fan
and to replace the "builders grade" florescent fixture,
he installed several recessed lights.
He also added switches to accommodate control of the new fixtures.

Wow! things look better than ever.
Great to work with as he offered some good ideas.

Cambridge Creek Bridge Closing

One effect of the bridge closing has been an increase in traffic through Deep Harbour. It appears that some "no outlet" signage would be helpful.

Since Beazer has a sales office on site, locking both gates seems to be unlikely during daylight hours. A reasonble solution would be to close the north gate as prospective customers would be more likely to enter from the Cedar St. side.

I urge residents to keep an eye on this. Hopefully, as time passes, most of the local traffic will find it easier to use Cedar St. to enter town. Keep your Board of Directors informed.

Cambridge Creek Bridge Closing

The Cambridge Creek Bridge will be closed to automobile traffic Aug. 1 to Oct. 31 to allow for repairs and repainting of the drawbridge.
The drawbridge spans will remain locked in an upright open position for most of the closure period to facilitate work on the underside. Work includes cleaning and repainting structural steel and mechanical components of the movable spans, and repairing the drawbridge and bridge approaches.

Marine traffic will be permitted to pass. There may be some passage limitation due to workmans' rafts.

Letters to the Editor: Noise levels within 900 Marshy Cove

The following has been submitted by a resident:

"Due to the poor construction and lack of attention to details at 900 Marshy Cove, Tenants who are not as fortunate as those living on the top floor experience excessive noise from tenants living above them. i.e., when the man above me gets out of bed in the morning I can hear his bare feet on the floor. When one of the tenants grand children runs the hallway on the 3rd floor I can hear it in my unit on the first floor. All this means is that the sound attenuation in the floor system is not adequate....There are HUD standards as well as Building Code standards that are suppose to be followed or exceeded set standards of decibel levels of sound that are allowable.
Since Comanco is in Beazer's pocket, I wonder if there is another way of checking this standard to get the construction certified or disapproved.....If it is the later then it can be fixed with sound insulation that they can blow into the ceiling spaces to reduce the transmission of noise ...... Maybe a question for HUD....I don't know"

Power Outages

Last Sunday Morning, July 25, 900 Marshy Cove experienced a partial power failure. A Delmarva Power lineman told me that we lost a phase. For the non-technical-electrical, that means of the three power legs that connect to the building, one failed. It was not a problem within our building, but, on the street side.

Many of us had air conditioning, but no lights in half of the condo. Others had the opposite.
Things were back to near normal by late morning.

Again on Wednesday, there was a total power failure.

Lessons Learned:
  1. Have a flashlight nearby. Although the emergency lighting in the hallway and stairs should work, they were not operational. Because the power failure was partial, the emergency circuits that detect power failure thought that things were OK even though, the lights were out in the stairway. Of course, in some cases, the batteries may have been worn-out.
  2. Have you checked you fire exit key? Does it work? You don't need your key to exit the building; but, you need it to return. If the elevators are out of service, climbing the stairs is the only way back. Many folks, this week, were surprised that their keys didn't work. Sometimes a little wiggling will do it. I had several keys cut at a local hardware store only to find that none of them worked on the door. I went to a different hardware store and their machine did a better job. If you get keys cut, test your key before copying and test all new keys.
  3. Our system needs some serious attention. We residents are at risk. The Board has a plan to replace the emergency lighting. The sooner the better. We also need to figure out the exit key problem. Either new locks or distribute keys are sure to work.

"Sunday morning we were told things would be back up in a couple of hours so we went out to church and to lunch. When we came back, the elevators weren't actvated yet, so we (owners and weekend guests) climbed the stairs in the dark, only to find we couldn't get in the locked stairwell doors. In essence we were locked out of the condo, and my calls to Mr T at Commanco and Mr. S at Beazer (just fishing for an idea of how to get back in) were not returned. I was disappointed."

Beazer Plan for Deep Harbour Approved by City

Since the economic turn down, Beazer has been hard pressed to obtain financing for their original plan to build four more 48 unit condo buildings. for many months they have been negotiating with the city for a revised plan which has now been approved.

The new plan places townhouses on the undeveloped plots. No detail s of the architectural design have been made available to us at this time. The site plan only shows the placement of the townhouses. The good news is the the view from the upper floors of 900 Marshy Cove will be mostly unchanged after construction.

It is unknown how quickly Beazer will move on the building the townhouses; however, be assured that they would like build, sell, and get off the property as soon as possible. Simply put, 'time is money.'

Taste of Cambridge, Tommorrow, Saturday, July 10

Update on Bikes

As of last night, the bikes did not return.

Two young men that match the description
of the previous bike theft suspects were seen by me
at approximately 10:00 AM on Saturday.

I doubt that this is the last time that we will be victims.

BIKE THEFT? Where's Monk? Sherlock?

These photos were taken today in the garage at 900 Marshy Cove at 11:00AM on Saturday.
It looks like the scene of a bicycle theft; however, where did the thief get the keys?
Why did the thief leave the wire cutters behind?
Maybe the owners forgot where they left their keys and discovered them after cutting the cable.
Also, an unlocked bike was left untouched.

If you keep a bike, make sure that yours is still there.

Pool Hours

I understand that a sign is posted on the wall as you enter the first door of the pool's office.

Pool's Open Hours:

From now until June 11.
Mon ,Wed, Th, Fr, 4:00 PM- 7:00 PM (school hours)
Sat, Sun 11:00 AM- 7:00 PM
Tuesdays, closed.

After June 11
Mon ,Wed, Th, Fr, Sat, Sun 11:00 AM- 7:00 PM
Tuesdays, closed.

Editors comment: These hours are determined by the Master Plan Board of Directors.
I don't understand why there is a restriction for school hours considering so many of our residents have no children living with them. Of the 48 units in 900 Marshy Cove, there may be 3-5 school children residing in the building during the week. Even so, why?

Another mystery is the reluctance to open on Tuesdays.

Opening days at the pool.

Upside:
It was good to see some friends by the pool this Memorial Day Weekend. The sunny weather was great for splashing with the kids. The sun left some of us on the red side of a tan despite generous doses of SPF 30. The early season chill of the water was gone due to some hot weather just before the weekend. All made for a nearly perfect day.

When I receive the hours of operation for the pool, I will publish them.

Downside:
Not all was as we expected. We understood the the poolside furniture was to be replaced this season. So far that hasn't happened. I'll get back to this when we hear something from Comanco.

I was disappointed when I tried to use the grill. There was plenty of propane but very little heat. It just may be time to replace the grill. It appears that the weather and probably a lack of maintenance has taken its toll.

Why do I feel like I am always complaining?

Security Issues: Bikes, Codes, etc.

If you use the bicycle stand in the garage, be sure to lock your bike.
Some strangers have been sighted casing the garage.
A bike was stolen form the other condo building.
This past weekend, I noticed that two bikes were unlocked.
You can purchase a lock at Walmart. Save yourself some heartbreak.

In general, be wary of "unknowns" wandering around the site.
Strangers have been successful distributing pamphlets inside the building.
Our building, really isn't as secure as you may believe.
The numeric codes are easily obtained.
For example, an elementary school student revealed to a resident the code to the front gate recently.

Comanco and the 900 Marshy Board are aware of these problems and are considering options.
One possibility is a card access system or personal PINS.
Both of these require administration. Afterall, People will lose cards and forget PINS.
Perhaps a web administered system where the residents can manage their own PINS is a possible solution.

Get to know the people who belong.
Another resaon to introduce yourself to your neighbors.
Those elevator moments are an opportunity to network.

How it works: your Water heater

This is a story about your water heater and how it works.

Let' start with the main water shut-off. Do you know where yours is located? Look in you utility room. You should see a square access cover a near eye level. If you pull on it, the shut-off valve is revealed. Knowing where it is and how to close the valve could save you hundreds of dollars of water damage.

To shut off all of the water to your unit, turn it perpendicular to the pipe. The one below is shown OPEN.















Our next stop is the water heater. the water heater does two jobs. It supplies hot water to your spigots and also recirculates water to a heating unit located in your utility room.


Your heating unit is a hot water fan-coil unit located in the duct-work in the utility room. Fan-coil means exactly that. A fan blows air across the hot water coils and forces it through the ducts to your room registers. The same fan also blows air across another coil used for air conditioning in summer.

The water heater in your closet heats the water and maintains the tank temperature all year long. The water temperature can be adjusted but it really only affects the recirculated water that flows to the fan-coil unit. Gas is used to heat the water.

Hot water from the tank is mixed with cold water to reduce the temperature for safety. 









On the tank, you will see the recirculate inlet and outlet connection on the right hand side. There are two shut valves which can be used in summer to prevent water flowing to the heating coil





On the top you will find the cold-water inlet and hot-water outlet.

A high pressure relief valve is located on the front. Its job is to prevent the tank from erupting in case of a control malfunction. The plastic pipe leads the water down to a catch pan that is expected to minimize flooding in the event of a malfunction. NEVER stopper the relief pipe.

The temperature of hot water in the recirculating tank can be adjusted from the front control display. (OK, ask somebody if you're not sure that you know what you're doing.)

(This will not make your spigot water hotter. I'll get to that later.)

Find the operator manual. read it. .......

Now that you have read the manual, check the current setting. Press, both the "HOTTER" and "COLDER" at the same time, now you can adjust the RECIRCULATING (TANK) WATER TEMPERATURE. Chances are you do not need to change it. Unless you are unhappy with your heater's response, you should not touch it.  A lower stting canbe used in the summer since it is for tap water only. Please note, that it need not be higher than A. Someone in the building had it adjusted it to "C" and the heater popped its high pressure relief valve. Water. water, everywhere.

Recirculating water temperature control: It controls water that goes to the heater and in the holding tank.












The HOT water temperature for you spigots is controlled by MIXING VALVE above the water heater. Since the water exiting the heater is too hot for skin contact it is mixed with cold water. On one side cold water enters. On the other side, hot water enters from the water heater. The water that exits the mixing value is delivered to your spigots, shower heads, and washing machine. In most municipalities these safety mixing valves are required by code.



The spigot water temperature can be adjusted by turning the knob on the valve. Any adjustment should be made in small increments. This device is meant to prevent burns. Once again, read the manual.
















Lastly, remember that we are burning gas all year long for hot water and heat in the winter. Gas is safe if all of the equipment is in proper working order. Your heater is equipped with a flame-safeguard control that will shut-off the gas is the flame is lost.







Go one step further, get a Carbon-Monoxide Gas Detector. Locate it nearby the water heater closet. Many people are asphyxiated by malfunctioning gas furnaces every year.

Book Share? a new mystery story?

Does anybody know what happened to the "Book Share" library that was in the lobby?

If you didn't know, some residents were placing books for sharing purposes on the credenza near the parking exit of the lobby. This was going pretty well for several months until the stack of books disappeared last week.

We hope that someone is just a book worm; however, maybe there is another explanation. Maybe Monk will come out of retirement to solve the case.
