Almost above the bulkhead

Here's the update at high tide. Monday, 5:45 PM.

The water level is just over the finger piers in the Marina.
At the public docks up the street in front of Cattail Condo Building, water has spilled on to the street. 

The wind shift could amplify the water level in the estuaries like the Choptank and Miles rivers as it begins to blow more from the Northwest.

A letter form our Condo Management Team

All,
By now I am sure you are all aware of the impending storm that is to arrive later in the weekend and last through the early part of next week. This storm could have major impacts to our area with damaging winds, heavy rain and flooding. It is recommended that everyone begin to take action now to allow for enough preparation time. It is recommended that you take the following steps:

1. Secure or remove all loose items on balconies and patios.
2. Remove items from yards that have a potential to become projectiles that may damage your property or your neighbors.
3. Prepare for extended power outages with plenty of ice to save frozen food items.
4. Condo owners should fill a bath tub with water so they may still be able to flush toilets by filling the toilet tank with water from a bucket.
5. Plenty of batteries for flashlights and/or radios.
6. Fresh water for drinking.
7. Boat owners should either remove their boat or double up on lines to ensure boats are properly secured.

I am not sure if our office will be open on Monday - Wed. morning. I will be working from home if not in the office. If my main office and my home has power I will have access to emails during that time. In case of an emergency it is recommended that you contact 911 first! Power outages are not considered an emergency! Our emergency line is 800/283-3261. You will be connected to our answering service who will be able to reach me. I will make contact with you shortly thereafter. I have already placed several contractors on notice for repairs/leak clean-up and fallen tree issues. Immediately following the end of the storm I will be conducting property inspections at every community. All issues will be prioritized by severity. Good luck!

Master Board Meeting (My Notes)

The meeting started shortly after 1:00 PM on Saturday, October20, and ran until 4:00 PM.
representatives for TPW and all of the existing sub-condo boards were present including representatives from the newest townhouse developments.

Discussion Issues:
  •  TPW's website is operating. Finishing touches and de-bug should be concluded shortly. Go to www.deepharbourmaster.com to view the site. Login may not work at this time.  TPW will be sending out a mailer with registration information.
  • Parking regulations were discussed. Revisions were suggested to refine the regulation before it is incorporated into the Master Plan bylaws.. Essentially, it forbids commercial vehicles, large trucks, boats, trailers, etc. from using the common parking spaces under the Master plan jusidiction.  Parking rules in townhouse driveways and within the multiunit condos are the jusidiction of the sub-condo boards. Enforcement policies were discussed as well as Maryland law regarding towing of vehicles. There was some discussion as to how to notify renters of these policies and the responsibilities of landlords to commnicate these policies.   
  • Flower plantings at the Trenton and Cedar St entrances was discussed. The voting representatives agreed that it was too late to spend money on a fall planting.  Volunteers will be needed to decide on a cost effective and decorative planting for spring.
  • Signage stimlated much conversation.  Three basic needs were addressed. Two speed limit signs (fifteen mile per hour) will be located just after the entrances.    A pedestrian access notice that states that the river walk and other walkways are closed after sunset and before sunrise to the general public, will be located near the walk-throughs at the gates. (Of course, Residents and their guests have full access.)    At the marina,"No crabbing, No fishing, No swimming, No skateboarding." This will apply to the entire bulkhead that bounds the Deep Harbour site. I understand that the "No fishing and No crabbing" does not apply to residents and their guests. This signage primarilly addresses a liability issue.
  • The group reviewed the budget and expenditures. It was felt that the reserve fund needed to be itemized and updated on a monthly basis rather than annually.
  • Pet Policy: The Maryland legislature is currently working on a law regarding "pitbulls and other dangerous species" as pets.  Creation of a Master Plan pet policy will be tabled until it is resolved.
  • Animal Control: Feral Cats. A growing population of cats is residing near the water tower area. Apparently some kind-hearted folks are feeding them. Need I say, this is not a good thing. Some board members have attempted to engage Dorchester County Anaimal Control.  The county simply does not deal with cats. Despite the persistance of some residents, no agency will assist with the cat problems.  No solution is in the works. The board menbers will continue to solicit the County for assistance. Otherwise, we may need to pay a professional to capture the cats. This is a defintie community health problem.
