Fire Alarm System update

The fire system contractor was here today to diagnose our situation.  It appears that the air compressor which charges the dry sprinkler pipes in the attic space has failed. 

The building's s alarm system is operational.  Fire watch tours have been discontinued.

Fire Alarm Incident, January 23, 2016

Many thanks to the residents for your response to the fire alarm today. There was no fire; but, there was a failure detected within the sprinkler system causing the evacuation alarm. 
The incident today appears to be related to the problem that we had a year ago. A service contractor has been contacted to fix the system.
The fire detection system is operational. Pull boxes, Common area smoke detectors and strobe-sounders are all functioning properly. 
An hourly watch has been organized. Tours of all four floors will continue until tomorrow morning when we will re-evaluate our status. 
Please be vigilant. No matter how untimely, please respond to all alarms as the real thing.
Updates on the situation will be posted.

The strobe and sounder will indicate a general evacuation alarm. If this goes off, you will hear it. There is no way to silence it from your condo. The strobe will flash along with every other strobe in the building. Leave the building. This is the real thing. If you don't smell smoke, leave anyway. Modern fire systems rarely falsely alarm. The fire company is on its way, when this trips.

The Fire Alarm pull box will sound a general evacuation and call the Fire Department. If you know a fire has begun, don't wait for the sprinkler head to do its job. Get help. Pull the box. These are located next to the stairway exits. Unlike the old pull boxes, there is no glass to break. Look around the building. Do you know where the closest one is? Where are they in the garage?

Garage Insulation

Garage Insulation

Last week, Sentry, Beazer, and an insulation contractor conducted a site walk to develop an estimate for insulating the garage ceilings at 700 Cattail Cove and 900 Marshy Cove.  The original building specifications required insulation to be installed above the drop ceilings of the garages.  

The space above the drop ceiling is a heated space. Room temperature is maintained to protect the sprinkler system pipes and other systems within the space. By design, units on the first floor benefit from the warm space below, just as the upper units benefit by having heated spaces below their units. 

Both buildings should experience reduced gas bills for the common areas and perhaps some improved comfort on the first floor.

It appears that Beazer will be financing this project since it was part of the original building specification.  All things considered, quite honorable.

900 Marshy Cove Board of Directors Meeting, Rental Units

The Board has approved a motion to seek amendment to the 
900 Marshy Cove Condominium Association By-laws.  

Below are the By-law changes which would place limitations on the number units that can be rented at twenty (20) and limitations on the number of units one party may own at two (2).

These amendments will require 67% or 33 affirmative votes from the 48 unit owners to win approval.

Article X, Section 2 is amended by adding the following Subsections (a) and (b) to the end of Article X, Section 2:
ARTICLE X: USE RESTRICTIONS
Section 2. Leasing.
"(a) The maximum number of rental units within the Condominium may not exceed twenty (20) units. In order to confirm that the maximum allowable rental units within the Condominium has not been exceeded, all lease agreements must be submitted to the Board of Directors prior to execution by the Unit Owner. Notwithstanding the above, any lease or sublease or tenancy arrangement in existence on the date of this Amendment to the By-Laws is recorded may continue until its expiration or the Unit is sold, whichever comes first."


"(b) A Single Entity may own no more than two (2) units within the Condominium. A Single Entity shall be defined to include, but shall not be limited to, an individual, an investor group, partnership, corporation, or LLC."

Why Rental Limitations?
·        The percentage of rental units affects financing options. Federally underwritten financing such as VA, FNMA, FDMA, and FHA require more restrictive terms on multi-unit condominium buildings where rental units exceed 50%.
·        Current Occupancy Status
o   Full time owner occupied:           13 units
o   Part time owner occupied:          20 units
o   Tenant occupied:                         15 units        
·        An increasing number of units are now occupied by tenants as opposed to owners.  As this transition occurs, it is in the best interest of resident owners, part-time resident owners, and landlord owners that we maintain a balance between these three categories.  Resale values of our units are affected by the residency of non-owners because of limited financing options and the perceptions held by prospective buyers.
·        Please note that similar restrictions have been successfully and widely instituted into the by-laws of other condominium associations in the State of Maryland. Maryland Condominium Law permits such restrictions.
Association members/owners will receive a ballot seeking their approval.  Hopefully, all proceedings will be completed before the Annual Meeting of Members scheduled for May 14, 2016.
