Window Blinds: Do you need any?

An owner here at 900 Marshy Cove has a complete set of window blinds available. The blinds are from a Dorchester Unit.  Given their good condition, he would hate to trash them..
Will they fit other units' windows? Maybe, It's worth checking.

• One set is the double wide for the second bed room
• The other four are for the other four single wide windows

On May 13, 2017, the Council of Unit Owners will meet for our Annual Meeting. You will receive a mailer with the meeting agenda. The most important item is the election of directors. This year we will need to elect three directors. Two of the director positions will be for full three (3) year terms ending in 2020. The third position is a replacement which will be up for re-election in 2018.  

It is imperative that we establish a quorum at our Annual Meeting to validate the election process.  This can be done by attending the meeting or by submitting a proxy. Enclosed in the mailer are the necessary forms.

We encourage your involvement in our Association. Nominations for director positions are open to any owner who desires to serve.

ENERGY: Gas savings February 2017, new heating controls

All, The first results are in the bank. More to come.

Situation:  The space above the garage ceiling contains various pipes for fire suppression and other services.  It is heated by a gas hot air system.

A hard look at our 900 Marshy Cove expense reports showed unreasonably high gas consumption in March, April, and May. Why? It was discovered that the heater was running continually at full blast producing bills of $800-$900 per month.

The original controls installed by Beazer’s contractor were simplistic and eventually malfunctioned.

Pliescott HVAC installed the new heater controls for the garage ceiling on February 2 at a cost of $721.00.

February 2017, 235 units, 8.1 per day, $363.62, average temp= 42, (29 days)

January 2017, 737 units, 22.7 per day, $1096.43, average temp= 41, (33 days)

February 2016, 626 units, 22,3 per day, ---------, average temp= 37, (28 days)

Savings from January(33 days) to February(29 days)= $732.70

 or 22.7- 8.1 units per day = 14.6 units per day or about $20.60 per day

How it works:

• A wireless temperature sensor is located in the space above the garage ceiling
• A second wireless temperature sensor is located in the garage below the ceiling
• The temperature in the garage must be below 45 degf to enable the heater.
• If the temperature in the garage goes below 45, the heater works to keep the ceiling space at 65 degf.

Other costs savings: Elevator Sequence of Operation

Last year, we changed the elevator sequence of operation.

Now the elevators do not return to the lobby after every trip.

Elevator cabs now remain at the last floor until called again.

This eliminated some wait time and empty trips from the lobby.

It was a simple control setting change by Schindler.

Empty trips from the lobby to the upper floors cost energy.

We haven’t been able to determine the energy savings yet, but, it is there.

There should also be some maintenance savings over the long term.

We are also changing all light bulbs in the building to LED's.  All of the hallway wall lamps were previously replaced with LED's saving us approximately $5000 per year.

Cambridge Marine Terminal Railway

            The Cambridge Marine Terminal Railway, located at 301 Cemetery Ave., Cambridge, MD on Cambridge Creek, has served the Department of Natural Resources as its major marine repair facility since 1974. This State owned facility has the only railway and dry dock system capable of hauling vessels up to 120 feet in length and weight displacement of 200 short tons.  This centrally located railway is in heavy demand year round and is essential for keeping DNR’s fleet of vessels operational, safe and well maintained.  The recently completed project replaced the aged and deteriorated railway after 34 years of extensive use.  Structural problems had developed through gradual deterioration in the timber rail system.  Inspections and test results concluded the system which was rated for 100 tons was not safe to operate and in 2006 operations were ceased.

            An all steel railway system and cradle was fabricated and installed on a new pile foundation.  This will facilitate vessels 150 feet in length and weight displacement of 200 short tons.

            DNR’s Marine Construction Division operates the railway, and the vessels they maintain are large steel haul barges and tug boats used in the construction of piers, bulkheads, stone jetties, public boat ramps and dredging of channels.  Natural Resource Police vessels are used for law enforcement and setting navigational buoys channel markers.  Other larger steel haul vessels maintained at this facility, such as the Big Lou and Widener, are used for ice breaking operations during the winter months to keep channels open and safe for commercial waterman while harvesting seafood.  These vessels also collect floating debris in the Chesapeake Bay and its tributaries, which may cause a navigational hazard.

            The Cambridge Marine Terminal Railway also assists NOAA’s research vessels based at the Oxford Cooperative Lab, state and county agencies needing assistance and emergency hauling.  Although not open for public use, privately owned vessels in distress or sinking, which may result in a fuel or oil release into the water, will be considered for extraction.

DNR completes Rail Lift for large vessels

In case you have been wondering what has been going on across the creek.

The DNR has been rebuilding the rail lift ramp that will enable them to service their fleet here in Cambridge.  

The project started last summer when the ramp was partitioned with temporary steel pilings.

The water was pumped out creating a dry work space.  The original wooden pilings an rails were replaced. In the past three weeks, the large crane returned to remove the steel pilings.

Thank you for contacting the Maryland Department of Natural Resources regarding the work in Cambridge Creek.

The department's Engineering and Construction Unit has replaced the railway that we use to pull boats out of the water for repairs. The next phase of the project includes replacing the bulkhead. This a very important facility for the department because we use it to house equipment and materials, including our ice breaker.
