Garage Lights Upgrade.

Residents:

Many thanks for your cooperation with LED lighting improvements in the garage.  You will notice a significant improvement in the brightness. 

 

New Security cameras have been installed in the garage. As you leave the lobby look-up. These supplement the entrance and exit cameras previously installed.

 

Pipes for the Attic sprinkler project have arrived. They are stored outside as they would not fit inside the garage. Work will begin shortly.

Face Coverings are mandatory in our common spaces!

We have had seven Covid-19 cases to date. All have recovered.

Recent Improvement at 900 Marshy Coeve

During fire system inspections water is discharged which washes away mulch and soil.

The river stone will mitigate the wash-out.  The exit is on the creek side exit of the building.


Other Issues:

~ Pet Policy applications will be distributed shortly.

~ Please remove your parcels from the receiving room as soon as you can. avoid stockpiles.

Unit Inspection Program

Letters have been sent to all unit owners regarding participation in the program.
Notices will be placed on doors to remind residents of the schedule beforehand.

We will make every attempt to accommodate your schedule.

The purpose of the inspection is to let owners know what to repair, replace, or maintain to avoid costly incidents in the future.

The inspection will be offered at no cost to unit owners.  Twenty minutes is all that it will take to complete critical observations. Each unit owner will receive a confidential report with observations and recommendations.

Schedule
Monday July 1: 3rd and 4th floors.
Tuesday July 2: 1st and 2nd floors.

After twelve years, it is time to check a few things.

Unit Inspection Program
Is my water heater Ok?

Should my expansion tank be replaced?

Are there leaks around my windows?

Are there any potential fire hazards in my unit?




These are just a few questions that will be answered after a unit inspection.  The purpose of the inspection is to let owners know what to repair, replace, or maintain to avoid costly incidents in the future.

The inspection will be offered at no cost to unit owners.  Twenty minutes is all that it will take to complete critical observations. Each unit owner will receive a private report with recommendations.

We plan to deliver the program in mid-June.  Letters will be mailed to owners explaining the program. Residents need not be present, but, are encouraged to participate.

The timeline and details will be forwarded in a few weeks.

We just ran a pilot with three units and have discovered a few unexpected problems.

Getting better all the time.

What is that guy doing up there?

Doug has been contracted to repair our decks.
We expect that deck edges will be sealed to prevent any continuing degradation with the next week, weather permitting.  This project has been a difficult one to get going.
We feel that this method will endure for several years. 

Full replacement of our balcony decks is quite expensive. The vinyl deck surface should last many more years. It is just the edges that needed sealing today.

900 Marshy Cove Board of Directors: Position Open

To all Owners at 900 Marshy Cove,

A Board of Directors position is currently open. Any owner interested in the future of our building and our Deep Harbour Community is strongly encouraged to apply. 

The Board of Directors has four regular meetings usually scheduled on the Second Saturday of January, March, September, and November.  The board also hosts the Annual meeting of all Members on the second Saturday in May.

The board is responsible for the annual budget and directing Sentry Management in the execution of the annual maintenance and improvement plan.

Smoke Alarm Compliance: Mandated by State Law

17 units remain out-of-compliance.  
Safety and Insurance coverage at risk.

To: Owners at 900 Marshy Cove, Re: Smoke Detectors in Units
Effective January 1, 2018, Maryland Law requires all residential smoke detectors to be replaced every ten years and with “ten-year battery” units. Our building type and construction date require that they are replaced with hardwired, interconnected smoke alarms, Regular battery types do not meet the Maryland State Law.
Life Cycle of Smoke Alarms
Smoke alarms do not last forever and units that are 10 years old are near the end of their service life and must be replaced. Both hard-wired and battery-operated alarms are equally affected by age. Just like any electrical appliance, the circuitry and components of smoke alarms wear out over time. When a smoke alarm reaches 10 years of use, the potential of failing to detect a fire increases substantially and replacing units after 10 years
Replacement Program
The replacement of smoke detectors in units is the responsibility of each owner. Our smoke detectors are hard-wired and should be replaced by a certified electrician.  They cannot be replaced with non-hardwired smoke alarms. 
To expedite the replacement of unit smoke detectors, the 900 Marshy Cove Condo Association has organized a program with a professional electrician.  You can take advantage of the program by submitting the attached form and returning it to the 900MC Condo Association in care of Sentry Management or depositing it the suggestion box in the lobby. You may, of course, contract your own service provider. Let us know when the work is complete.
Estimated cost will be $265 for 4 ten-year hard-wired smoke detectors which includes installation. 31 of our owners have taken action. 17 remain out-of-compliance.
Continued non-compliance puts us all at risk as well as insurance coverage. The Board will be considering more direct action to achieve 100% compliance. Your action is voluntary. Compliance is mandated by law.
Note: The smoke alarms inside our units are not connected to the fire evacuation alarm.

Dryer Duct Cleaning

Since some residents have asked about clothes dryer ducts…
It is strongly recommended that dryer ducts be cleaned periodically. This is the responsibility of the unit owner.  Many have never been cleaned.

900 Marshy Cove Hallway Painting Project

The painters are now on the second floor.  On Tuesday, doors will be painted.  That requires the door to be opened for two hours to permit painting and drying.  Signs have been posted on each door so residents have been notified.  Your privacy is respected. we will seek the owner's or tenant's permission to prop open the doors. So far, all owners and tenants have co-operated. We appreciate your patience.

Hallway Painting moves to the third floor, today

Doors, ceilings, walls , woodwork, all look fresh and clean.
Just need to clean-up and hang pictures.

Tim and his crew will be moving to the third floor this afternoon.

Smoke Alarm Update: 28 done, 20 more to go.

A letter has been sent to all owners regarding the Maryland law,

Many thanks to the 28 owners that have complied with the law.
20 more to go. The Board of Directors will be seeking 100 % compliance.

On the top of this web page, there is a tab labeled
"Smoke Alarm Replacement Program 2018". The tab provides access to a printable copy of the form for your convenience. You may contract any qualified electrician to do the work.

Some facts:
  • Smoke alarms save many lives every year
  • The unit owner is responsible to replace the interior smoke alarms
  • The current smoke alarms are over ten years old and out-of-compliance per Maryland Law
  • Our unit smoke alarms are hardwired and interconnected and must be replaced wit the same.
  • Unit smoke alarms are not connected to the buildings fire alarm system and will not sound a general evacuation alarm
  • Unit smoke alarms will detect a fire well before the building's system.
  • Only high temperatures of 135 -165 deg f will trigger a sprinkler head and sound a general alarm.
  • The building's system has smoke detectors but only in common areas and will not detect smoke in a unit.
  • A qualified electrician is recommended to select and replace the smoke alarm
  • Eventually the smoke alarms will start to chirp as they become ineffective
  • New smoke alarms have sealed ten-year back-up batteries and hush buttons
Protect yourself, your tenants, and your neighbors. 
Attend to this matter as soon as possible.

Deck Repairs: Need your feedback!

Of the 24 decks repaired to date, three residents have reported that the repair has not held up. Three residents have reported that the tape has lifted and the vinyl decking has curled up.

If your deck was repaired and the tape is lifting or the decking is curling, please report it immediately to Sentry Management. It is imperative that all decks in the building are sealed before colder weather arrives. 

The 900 MC board is delaying the repair of the units on the fourth floor until it is certain that this is a proper solution.

First floor 101, 102, 103, 104, 105, 108, 109, 110, 112, 111?
Second floor 202, 203, 204, 207, 209, 210, 211
Third Floor 302, 303, 304, 307, 309, 311.
