Current Projects:
·         Lobby Access: The general access code (07xxx) has not been de-activated yet.

Future projects:
·         Hallway carpets: New carpeting will be installed providing cost and design issues are resolved. The final plan will be scheduled for discussion at the January board meeting. Estimated cost: $28,000-$33,000 to be funded by reserves.
·         Landscaping & Gardening:  $3500 is budgeted for future plantings in 2019 and maintenance of the gardens surrounding 900 Marshy Cove. The edging that been installed along front gardens has mitigated mulch run-off. Edging for the remainder of the perimeter is under consideration.
·         Insurance: No word on any changes to our insurance premiums to date.
·         Unit Inspection Program: We are working with Sentry to develop a unit inspection program to check on HVAC, decks, expansion tanks and other maintenance items for the unit owners. No progress to report at this time.
·         Power washing of exterior and caulking: scheduled for March- April 2019. Sentry will Be asked to write work specifications and solicit bids.

Accomplishments in 2018
·         Smoke Alarms: Maryland Smoke Alarm Law requires replacement after ten years, All 48 units have been upgraded as of October 11.  The Association managed a replacement program to make replacement convenient and to ensure full compliance.
·         Lobby and storage area: All surfaces painted funded by reserves.(2018)
·         Hallway Painting: All surfaces were painted in common areas matching the original color scheme; funded by reserves; cost: $18,400
·         Energy sourcing: Contracted Nania to source our electricity reducing our annual cost by $900.
·         Hallway table lamps: Change bulbs to LED’s: Annual savings of $750
·         Insurance Policy: reduced premium 4.5%, savings: $544



Other Issues:
·         2019 Budget: The 2019 budget includes an $8.00 increase. The increase includes $7.34 increase to The DH Master Association.
·         900 Marshy Cove Reserve Study: The preliminary version calls for significant increases in our reserve contribution. The treasurer and the president Have reviewed the plan and will meet with Reserve Advisors and report in March to the Board.
·         Pets & Pet Committee: The 2019 pet policy will be refreshed to make it easier for renewal. Letters to pet owners will be sent before January 31, 2019.
Advisories: A revised Information Booklet has been posted on the 900 MC Blog site for 2019Elevator notices and blog posts advising tenants and owners on maintenance issues and other helpful messages will continue be posted. Internet links: These sites will provide information about our community.

Deep Harbour Master Association
·         The YMCA will be renewed to manage the pool in 2019. Great reviews in 2018.
·         A DH landscaping committee. Improvement of the property’s appearance is obvious.
·         A new gate code has been activated. Residents are encouraged to have visitors use the call-up feature rather than passing out the code.  Sentry is actively updating the database in the gate call box. Residents should use remotes available which are available at Sentry’s office. Bollards will be installed to protect gate motors.
·         Gates and fencing improvements have been approved to better secure and privatize Deep Harbour. Cost: $33,000. The goal is to stop non-resident pedestrian and vehicular traffic. 
·         A DHMA Pet Policy is has been reviewed by our lawyer and has been circulated to the membership.
·         DHMA has had conversations with the city regarding the planned Riverwalk. Every effort will be made to mitigate public access to our gated community.
·         The Cambridge Police Department has increased surveillance of our property.
