What's that noise?

You may have noticed that one of the garage exhaust fans is making excessive noise.
It's the fan labeled BAF2 located in the Southeast corner of the garage. Fans are going to make noise; however, when you compare this one to the others running something is wrong.

Comanco has been informed. So we will learn what is causing the problem.

If you see something that looks out of sorts, report it.
Don't expect that someone else is taking care of things.

Pool Rules Update

Condo Owners,

A Comanco mailing announcing expanded photo ID times is expected.
I understand that photos may be taken at the pool this Sunday afternoon from 12-4 PM.
This is unofficial so wait for an announcement from Comanco.

Please note that I was incorrect in my assertion that a photographer was hired at additional expense to the Home Owners Association. A regular Comanco employee will be on duty.

Pool Rules

This year you will need a photo ID to enter the pool.
OK, not a bad idea, but, why are the photography sessions scheduled on weekday afternoons?
May 31- June 2; 1:00 PM- 4:00 PM. (If I am wrong, please let me know.)

A large percentage of the residents work, so they can't make the times posted.
A very large portion of the owners are weekenders; so they are out.
Then, there is the issue of children and grandchildren.

Why bother? With the exception of a few retired residents, none of us can make the posted times.

Yes, we can send in a Passport sized photograph, but why hire a photographer if it doesn't service the majority of pool users.
I'd expect that Saturday or Sunday afternoons would make the registration more accessible.

And are we are paying for this service? Please, I need help understanding this one.

Where can I recycle?

An email from a resident to the City of Cambridge:

We have a second home in Cambridge at Deep Harbour -- where is there any recycling? It seems this county lacks recycling pick up or at least it's not at Deep Harbour. Someone said it used to be at Walmart - is it still there? Please do let us know. Thanks much!

Yes ,
Dorchester County does have a recycling drop off site. It used to be at WalMart but in preparation of the renovations, it was relocated to the Industrial Park which is directly behind WalMart. You can access the Industrial Park on Chesapeake Drive, which runs between Woods Road, and Rt. 16/Cambridge Beltway. If you enter off of Woods Rd. continue on Chesapeake Drive for a short distance there is a road on the right (the first road) just prior to GKD. Turn down that road and the recycling bins are at the end of this road next to the railroad tracks.

Annual Meeting Notice

Annual Condo Association Meeting May 14, 2011 10:00 AM 411 Muse Street Cambridge, MD 21613 Meet the board , see who's doing the work and making the decisions. Nominations for the board will be recieved. See the mailer sent to you on March 14 for more details on nominations. Editor's comment: I find it hard to understand why so few owners show up at these meetings. We all pay over $4000 per year to the association. I would think that more than the board members and the two others that attend these meetings care about the way the money is spent.

Security System - "Deadlocked"

The results of the proposed Security System referendum was an absolute tie.
Out of 48 possible votes. 18 returns were received.
9 in favor; 9 opposed.
The board was also split with the tie breaker vote abstaining.

The issue has been tabled until some future date.

Considering the investment that we make as residence, I was surprised to see the low response rate.

Proposed Security System Debate

"I liked the system when each residence had it's own private entry code and have never understood why the system was switched to a single common code. If everyone has their own code and doesn't share it, that seems like the most secure system. Key cards are easily lost or stolen. I also agree that key cards don't address the garage entry issue, which seems to be the only security problem that we have actually experienced.

Also, if the real issue is copies being made of the keys for the side door. Our condo in Alexandria uses locks that have two sided keys that can't be copied easily. The keys themselves have the warning printed on them that it's illegal to copy them (so you can't just run out to the hardware store for another copy) and they are expensive (replacement keys cost $100). The condo association essentially polices the keys. Each condo unit is given two keys. If you need more you have to show that there are more than two adults living in the residence (some sort of proof of residence like a bill being sent to that address). They still have the garage entry problem (and they have security cameras, a gate and code entry to the garage similar to the system here) but, once you're in the garage you can't get it in the building."

  • to secure the building we would need six points of entry locked, five of which would be required to unlock automatically with a fire alarm or permit exit without a key.

Proposed Security System Debate

An opinion from a resident. I'm glad to see people engaged in this discussion. (I don't publish names for privacy reasons.) I've posted my response below.

"THE SYSTEM WILL CREATE MORE PROBLEMS THAN IT CURES. IT IS NOT MORE CONVENIENT! IT IS NOT A MORE SECURE SYSTEM!
THE SYSTEM WILL COST AROUND $10,000 + ON-GOING MAINTENANCE & OPERATING COSTS, AND
IF YOU MISPLACE OR LOOSE THE MAGIC CARD AND IT'S AFTER HOURS THERE WILL BE NO ONE
TO LET YOU IN. THEN YOU WILL BE CHARGED A FEE TO REPLACE THE LOST CARD.
THE MONEY IN OUR RESERVE FUND IS SUPPOSE TO BE EAR-MARKED FOR SPECIFIC REAL
PROPERTY REPLACEMENTS AS THEY WEAR OUT AND NOT ON UNBUDGETED, UNNECESSARY WHIMSICAL DESIRES OF THE BOD.
THE BOARD'S JUSTIFICATION FOR THIS EXPENDITURE IS MISLEADING BECAUSE THERE ARE NO SUBSTANTIAL BENEFITS OR ADVANTAGES OVER THE EXISTING SET UP.
WE HAVE NO VANDALISM OR BREAK-INS HERE AND THE SYSTEM STILL DOESN'T PREVENT SOMEONE FROM ENTERING THROUGH THE OPEN GARAGE DOORS.
SO WHY SPEND RESERVE MONEY FOR A SYSTEM THAT HAS NO ADVANTAGE AND ONE THAT DOES NOT PROVIDE ANY MORE SECURITY?
THE BOD HAS BEEN DEVIOUS ABOUT THIS SYSTEM FROM THE BEGINNING AND ARE TRYING TO INTIMIDATE THE ELDERLY RESIDENTS BY SCARING THEM INTO THINKING WE HAVE A SECURITY PROBLEM HERE, WHICH WE DON'T!
WHY IS IT THAT THE BIGGEST PUSH FOR THIS SYSTEM SEEMS TO BE COMING FROM PART TIME RESIDENTS.
IF YOU WERE A FULL TIME RESIDENT HERE PERHAPS YOU'D SEE WHAT I'M TALKING ABOUT...."

My response:
I believe that the system will be more secure because it will include all ground level entrances including the two doors that lead to the stairwells. The current lobby entrance system will still be in place for visitors to call in. If you lose your FOB, you can call.
I feel that it is unfair to say that the board has "devious" motivations. The discussions have been out in the open. Nobody has hid the cost.
I agree that we have not had any serious incidents to date. I would just like to avoid the first.
Full time or part time , we all pay $335 per month. We all have one vote.

Thanks for writing. There is more than one side to this story.

"Because you maybe in favor of the security system is no reason to persuade people to vote the way you want. The Blog should be unbiased! I personally do not appreciate this type of writing. Put in the Blog what it is going to cost the residence. And the fact that is you do not have you entry card during the middle of the night, Holidays, etc. you have no way of getting into the building. Also, it does not make the building totally safe. An unwelcome person can walk in behind any vehicle coming or going.

The best thing it does is keep out the Pizza delivery man and service people. Our reserve money is to protect us from unexpected cost. The condo's across from Snapper"s restaurant had to come up with thousands of dollars to do unexpected repairs. I have a friend at Ocean City that had a condo at the Avalon. Their building is only a couple of years older than ours and they had to come up with $20,000.00 plus dollars for an unexpected expense. So this system is not free to the condo owners! "

I've been to the last two board meetings and I just like the idea.
I am familiar with the proposed technology and feel that it will make things safer.
Yes, anybody can get into the garage; however, the two interior stairway doors
that would permit entry into the upper levels are included in the scope.

The current entry system would not be removed. As I understand, You still could ring yourself into the lobby. Find your name on the list. If the phone number is your cell phone, your in.
Anyway, Todd was talking about fobs not cards. If you lost your fob, your probably lost your key ring.

I hear your argument regarding the value of the system. Yes. $20,000 is a big ticket.
That's about $400+ per unit. In short, is it worth the money?
I guess the residents need to argue that.
Maybe more will come to the next board meeting.
