Brief Summary of 900 Marshy Cove's Annual Meeting, Saturday, May 14, 2016

The 2016  Annual Meeting was well attended.

Agenda Items
  • A quorum of members was present
    • Sentry Management was represented by Mary S
  • Financial Report
    • YTD the association is better than plan overall
    • Savings in energy offset some over-budget items
  • Accomplishments of the past year
    • Shirley M reviewed a list of improvements on the property affecting safety, appearances, and cost management
  • Old business
    • Fire Alarm system: although the system is fully functioning, there are still lingering problems with the dry sprinkler system in the attic space
  • Physical improvements for upcoming year
    • Balcony deck repairs will receive the highest priority.
      • 25 units are in need of repair or replacement.
      • Estimates are expected before June 1.
    • Expansion tanks
      • We are approaching the four year cycle for replacement. Inspections will become an annual checklist item
    • Garage power washing
      • Power washing of the garage is on hold until a professional opinion is acquired on cleaning stains, and sealing the surface.
    • Carpet cleaning
      • Carpets, wall painting, and other upgrades will become a part of a multi-year plan. The Board will be reviewing the original Engineering Reserve Study as a reference for financing and timing of the refresh program.
  • Nomination and election of directors.
    • Alan M will fill the vacancy on the Board of Directors 
    • George B will remain as representative on the DHMA
  • Special Meeting
    • Both proposed by-law amendments to limit rentals and ownership were passed.
    • The board passed a procedure to manage the new regulation. 
    • The procedure addresses grandfathering of rental status, the 90 day grace period to find new tenants, and wait listing.
  • Owner's Forum
    • Much concern was expressed about the need to repair decks.
  • Nominations and election of officers by the BOD.
